Teenagers tend to need space to “hang out”, and Cheryl and Tim found they just didn’t have that kind of space in their beloved town home. So they made the decision to move to a bigger home in the same area. In just six days, I sold their town home for 98% of the asking price, opening up the opportunity for them to find the perfect home. They were thrilled.
It was a very hot market for people selling single family homes. Houses were selling within days of hitting the market. In a market like that, buyers need to make decisions very quickly and be extremely accessible to their agent. This can be highly stressful for buyers - something I handle very well.
After viewing several homes we found the house that perfectly fit their lifestyle. They could envision themselves in the home and wanted it so badly that I knew I couldn’t let them down. I fully expected this to be a bidding war situation where there are several potential buyers and multiple offers.
It is so important to prepare in order to make a strong offer - one that will stand out above all others. A strong offer is not simply the highest amount of money; there are many components. I conducted a thorough analysis to determine market value of the home so that we could have full confidence in the offer. Then I encouraged my clients to have the home inspected, and to line up their financing and have a bank draft deposit prepared prior to presenting the offer.
In the end, not only were there multiple offers, but there were a staggering six offers on the house! My clients’ offer was selected due to many of the steps we took to prepare. They are happily living in their new home with plenty of teenager space!
Mia and Todd were living in Lynn Valley but felt that Canyon Heights or Delbrook would be more suitable for their family. To get their home ready for sale, I enhanced the flow and decor of the home by having it staged. After just four days on the market the house sold for 99% of the listed price. At that time homes were not selling very quickly; it was more favorable for buyers. My sellers were ecstatic and ready to move, however, there were very few homes listed that fit their needs. After exhausting the inventory on the market, we could not find the right home for their lifestyle.
During the time we were looking at available homes, I received a call from a new prospective seller wanting an evaluation on their home in the Delbrook area. Their house had been recently listed with another agent but was taken off the market because they did not find a buyer. After conducting an extensive evaluation of the home, I realized this might be the perfect home for Todd and Mia. I connected the buyers with sellers and made the sale without ever listing the home on the open market. Everyone was extremely satisfied with the experience.
It was a win - win for both buyer and seller.
Whether they realize it or not, I'm constantly assessing each of my clients' lifestyles. I look at everything from schools and activities for children
as well as parents, to where they prefer to grocery shop and what they do on weekends. When it comes to the right home, where
we buy is almost as important as what we buy.
